Do I need to be in Spain?
No. The process is online. You send the property details and documents, and receive the report by email.
When should I order it?
Ideally before you reserve, sign an offer or transfer money. If you are already in negotiation, the report can still help you identify missing documents, price questions and conditions to clarify before committing further.
Can it help me decide what price to offer?
Yes. We compare the asking price with available market evidence, surface and tax signals, visible risks and likely extra costs. The report can support a negotiation range, but it does not promise that the seller will accept a lower price.
What if you cannot analyse the property?
If there is not enough reliable information to produce a quality report, we will tell you and refund your payment.
Can you review documents I already have?
Yes. You can upload the nota simple, purchase proposal, rental contract, energy certificate, IBI receipt, community minutes or any other relevant file.
What if the agent or seller is pushing me to decide quickly?
That is exactly when an independent check is useful. The report gives you a structured reason to pause, ask for specific documents and separate genuine urgency from avoidable pressure.
Who do you work for?
We work for buyers. We do not receive seller or agency commissions.
What if I am not satisfied with the report?
Tell us within 7 days. If the report does not materially improve your understanding of the property, we will review it, correct what can be improved, and refund you if we cannot make it useful.
Can this help me negotiate?
It can give you evidence-based arguments: surface differences, price gaps, missing documents, tax exposure, community risks or renovation concerns. We do not guarantee a discount.
